TurkStat published September 2026 inflation: annual CPI was 29.73% and monthly CPI 1.84%. The 12-month average CPI change, which sets the rent increase cap, is 31.49%. Rents of homes and roofed workplaces in Türkiye renewed in October 2026 cannot rise more, though tenant and landlord can agree on less. A month earlier, annual inflation was 31.51%.

The October 2026 rent increase cap
On a lease renewed in October 2026, the rent can rise by at most 31.49%; for September 2026 renewals the cap was 31.79%. The rule is in the Turkish Code of Obligations, art. 344: a rent increase cannot exceed the 12-month average CPI change of the month before the renewal month.
Why the cap is above annual inflation
The cap uses the average of the last twelve months (31.49%), not annual inflation (29.73%). When inflation falls, the average falls more slowly, so the cap stays above annual inflation for a while. More in the guide to rent increase and annual inflation.
