The Türkiye rent increase calculator finds the highest legal rent increase and the maximum new rent for a lease renewal. Enter the current monthly rent, the renewal date and the property type. The cap is TurkStat's CPI 12-month average change for the month before the renewal month. The calculator also shows the increase in TRY.

Formula

Maximum increase rate = CPI 12-month average change (month before the renewal month)
Maximum new rent = current rent × (1 + maximum increase rate)
Maximum increase = maximum new rent − current rent

The CPI (consumer price index, TÜFE) is Türkiye’s official measure of inflation. The CPI 12-month average change is the change of the average index of the last twelve months against the average of the twelve months before. The current rent is the monthly rent you enter. The maximum increase rate shows as a percent in the result and is used as a decimal in the formula.

For homes renewed from 11 June 2022 to 1 July 2024 the rate is min(CPI 12-month average change; 25%). Roofed workplaces never had this cap.

Worked example

The worked example on this page shows a residential rent of 20,000 TRY renewed on 15 September 2026. The CPI 12-month average change of August 2026 applies to this renewal. The steps give the increase rate and the maximum new rent.

Limits

The result is the highest rent the parties may agree on; a smaller increase is always allowed. The rent a court sets after five years is not calculated. Amounts are rounded to the kuruş. In the calculator’s TurkStat series the 12-month average change starts with January 2024, so renewals from February 2024 on are calculated. If the figure for the month before is not yet published, the calculator gives no result.

Which month's rate applies to a rent increase in Türkiye?

The CPI 12-month average change of the month before the renewal month applies. For a lease renewed in September, TurkStat's August figure is used.

Is the 25% rent cap still in force?

No. The 25% cap on residential rents applied to renewals from 11 June 2022 to 1 July 2024. Today the cap for homes and roofed workplaces is the CPI 12-month average change.

Can a landlord ask for more than the CPI rate?

For a renewed rental year the increase cannot exceed the CPI 12-month average change (Turkish Code of Obligations art. 344). The parties can always agree on a smaller increase; after five years a court can set the rent.

What is the CPI 12-month average change?

It is the percent change of the average index of the last twelve months against the average of the twelve months before. TurkStat publishes it every month next to the annual change; rent increases use this rate, not the annual change.

Calculation rules

Turkish Code of Obligations art. 344: the increase for the new rental year cannot exceed the CPI change by 12-month averages of the previous rental year. The rate is TurkStat’s figure for the month before the renewal month.

Residential leases renewed from 11 June 2022 to 1 July 2024 could not rise more than 25%; the calculator applies that cap in this period.
