Lease Agreement: A contract in which the landlord lets the tenant use a thing, and the tenant pays the agreed rent in return.
A lease agreement is a contract in which the landlord lets the tenant use a thing, and the tenant pays the agreed rent in return. The reader meets it when renting a home or workplace. Its rent is the base of two calculations: the increase at renewal, which a cap may limit, and stamp duty charged on the contract.
Where it appears in the formulas
Stamp duty: min(total rent × rate; maximum per document), where the total rent covers the whole contract period. The stamp duty calculator applies the rate and the maximum of the year.
Rent increase: maximum new rent = current rent × (1 + CPI 12-month average change).
In Türkiye
The Turkish Code of Obligations no. 6098 defines the lease agreement in art. 299. For homes and roofed workplaces, the increase in a renewed year cannot exceed the CPI 12-month average change. Stamp duty is 1.89 per mille of the total rent, up to the maximum per document: a one-year workplace lease at 30,000 TRY a month signed in 2026 carries 680.40 TRY. Leases of homes rented by natural persons are exempt (Law 488, table 2, IV-31).
