How to Calculate Rent Increase in Türkiye

Short answer

The legal rent increase in Türkiye is the CPI 12-month average change of the month before the renewal month; the new rent is the current rent times (1 + that rate). For example, a rent of 20,000 TRY renewed in September 2026 uses the August 2026 rate of 31.79%, so the new rent is at most 26,358 TRY.

Maximum new rent = current rent × (1 + CPI 12-month average change)

  • Current rent: the monthly rent of the rental year that ends
  • CPI 12-month average change: the rate TurkStat (TÜİK) publishes for the month before the renewal month, used as a decimal (0.3179 for 31.79%)
  • Maximum new rent: the highest monthly rent the landlord may ask for the new rental year

Step-by-step example

A home, current monthly rent 20,000 TRY, renewal date 15 September 2026:

  1. Find the month before: the month before September is August 2026.
  2. Take the rate: TurkStat’s CPI 12-month average change for August 2026 is 31.79%.
  3. Calculate the new rent: 20,000 × (1 + 0.3179) = 26,358 TRY.
  4. The increase is 6,358 TRY.

The landlord may ask for at most 26,358 TRY for the new rental year. The parties can always agree on a lower rent.

The rates come from TurkStat’s consumer price index bulletins. TurkStat publishes each month’s rate at the start of the next month; the September 2026 rate, needed for an October 2026 renewal, is not out yet.

Common mistakes

  • Using the annual change. The law uses the 12-month average change, not the annual change. In August 2026 the annual CPI change was 31.51% and the 12-month average change 31.79%.
  • Thinking the 25% cap still applies. The 25% cap on residential rents applied only to renewals from 11 June 2022 to 1 July 2024 (introduced by Law 7409 and extended by Law 7456). For example, a home rent of 20,000 TRY renewed on 15 June 2024 could rise only 25%, to at most 25,000 TRY, although the May 2024 rate was 62.51%. A workplace rent renewed the same day could rise to 32,502 TRY.
  • Forgetting the five-year rule. After five years, and every five years after that, a court can set the new rent, taking rents of similar properties into account (Turkish Code of Obligations art. 344/3). That rent does not follow the CPI formula.
