Declared Sale Price: The sale price the parties state at the land registry when a property is sold in Türkiye. The title deed fee is charged on it, and it cannot be below the property tax value (Fees Law 492 art. 63).

The declared sale price is the price the parties state at the land registry when a property is sold in Türkiye. The title deed fee, 20 per mille from each side, is charged on it. It cannot be below the municipality’s property tax value (Fees Law 492 art. 63); if it is lower, the fee uses that value.

fee base = max(declared sale price; property tax value). A sale declared at 4,000,000 TRY with a property tax value of 2,500,000 TRY has a base of 4,000,000 TRY and a total fee of 160,000 TRY. Declared at 3,000,000 TRY with a tax value of 3,500,000 TRY, the base is 3,500,000 TRY and the total fee 140,000 TRY.
