Türkiye’s October 2026 annual inflation edged up to 29.77%, but the November rent increase cap fell to 31.23%. Monthly prices rose 2.58%. The cap dropped 0.26 percentage points: for example, a home rent of 20,000 TRY before renewal has a November maximum 52 TRY below the equivalent October calculation.

Why did the rent cap fall while inflation rose?

Monthly inflation accelerated from 1.84% in September to 2.58% in October. Annual inflation rose from 29.73% to 29.77%, a rise of 0.04 percentage points. Meanwhile, the change in 12-month average CPI, used for rent increases, fell from 31.49% to 31.23%.

These measures compare different periods. Annual inflation compares the October 2026 index with October 2025. The rent cap compares the average index over the latest twelve months with the average over the preceding twelve months. An increase in the annual rate does not require the average-based measure to rise that month. See how rent increases and annual inflation differ.

What happens to rents of 15,000, 20,000 and 30,000 TRY?

These examples use the same starting home rent with two alternative renewal dates: 15 October and 15 November 2026. Each assumes the full permitted increase. All rent amounts come from the rent increase calculator.

Monthly rent before renewal Maximum after October renewal Maximum after November renewal Monthly difference at the new cap
15,000.00 TRY 19,723.50 TRY 19,684.50 TRY 39.00 TRY less
20,000.00 TRY 26,298.00 TRY 26,246.00 TRY 52.00 TRY less
30,000.00 TRY 39,447.00 TRY 39,369.00 TRY 78.00 TRY less

For example, the maximum November increase on a 20,000 TRY rent is 6,246 TRY. The cap’s 0.26-point fall reduces that monthly increase by 52 TRY compared with the October calculation. Use the rent increase calculator for your own rent and contractual renewal date.

Does the lower cap reduce rent already being paid?

The new release does not automatically cut the rent on a lease already renewed in October. The table compares two alternative renewal months applied to the same starting rent.

For ordinary annual renewals of lira-denominated residential and roofed workplace leases in November, article 344 of the Turkish Code of Obligations sets the ceiling. The full increase is not compulsory: the parties can agree on less. A court’s rent determination after five years, which also considers comparable properties, is outside the scope of these examples and the calculator.

Did prices fall along with the rent cap?

The general price level rose 2.58% over the month. For example, a hypothetical basket tracking the general CPI index and costing 10,000 TRY in September 2026 would cost 10,257.96 TRY in October. This is an index-based comparison; individual prices and your own spending basket can change differently. Compare your own amount between two months with the inflation calculator.

TurkStat’s October bulletin gives 3 December 2026 as the next release date. That release will report November inflation and establish the cap for December lease renewals.
